Hauptaufgaben Employee manages the Army's Facilities Management System (BUILDER), Pavement Management System (PAVER), the Railroad Inspection Program (RAILER), and conducts facility inspections on office buildings, maintenance facilities, warehouses, igloos, etc.
The work involves a broad range of inspection functions for a variety of construction operations, materials, and methods under varying conditions and requirements.
Ensures material and service requirements related to repairs on Real Property Assets, such as Project Job Orders (PJO), reoccurring Operation Work Orders (OWO), Demand Maintenance Orders (DMO), and Preventive Maintenance Orders (PMO), are properly entered into computerized maintenance management systems (CMMS) such as BUILDER, ROOFER, and PAVER.
Serves as the focal point for the processing of these requirements and works closely with the shop journeymen, supervisors, and Engineering Division personnel in performing tasks related to this responsibility.
Serves as a Team Member and is required to learn and utilize engineering systems such as Installation Status Report (ISR), BUILDER, ROOFER, and PAVER.
These computerized maintenance management systems will provide system control, oversight, repair history, analysis, data entry, and documentation of current and future maintenance operations for the ongoing maintenance management program for the Directorate of Public Works.
May be required to perform facilities inspections to verify existing conditions and obtain data on projects and facility components for entry into the computerized maintenance management programs that do not require the expertise of a professional engineer.
Updates equipment profiles, history, maintenance schedule, and related maintenance procedures and requirements for separate pieces of equipment and/or facility features from the time of purchase until retired or replaced.
System elements and resources include operation and maintenance manuals, catalog data, parts lists, and modifications to design prints, scheduled and unscheduled maintenance repair records, replacement parts, and comparison labor and cost data.
Integrated equipment records include major items of repair, recurring problems, backlog, actual hours accomplished, labor costs, and cost of itemized material and other details associated with work performed.
Organizes, compiles all pertinent information, assures accuracy, and enters data and updates for each piece of equipment into the maintenance system.
Exercises a practical knowledge of the range of equipment and machinery to identify equipment or maintenance actions.
Compiles, prepares and generates various reports, records, statistics, listings, charts and graphs, or other preventive/predictive (PM) related information.
Upon completion of maintenance work, reviews feedback to verify work accomplished.
Enters and/or reviews all data pertaining to each completed job to assure all information required is accurate and complete, including actual labor/equipment hours, materials used, description of work accomplished, problems encountered and solutions.
Prepares or enters completion summary for planning of future maintenance efforts.
Serves as advisor to the Chief of Business Operations and Integration on functions and data contained in the Installation Status Report (ISR), BUILDER, ROOFER, and PAVER.
Provides various office and administrative support to the Chief of Business Operation and Integration.
Prepares or assists the supervisor in preparing annual and periodic program reports, which may include major items of repair, problems occurring, and information affecting workload.
Develops various statistical or comparison reports.
As needed or requested, makes comparative analysis of reasons for delays when timetable was exceeded, impact of various changes or modifications, or other topics for research and evaluation.
Coordinates with Administrative Section budget personnel to ensure proper accounting and appropriate funds are available.
Troubleshoots system problems and issues, to include problems with access, printing, server connectivity, permissions, training, etc.
Resolves user errors if possible or gathers information necessary to provide clear details of errors in the form of a Software Program Change Request (SPCR) for those issues requiring programming changes.
NOTE: Tour of duty is 40 hours per week, Monday through Friday from 08. 00 to 17. 00, including a 1-hour uncompensated lunch break.

EXPERIENCE: Applicants must have a minimum of 1 year of Specialized Experience equivalent to at least the UA-04 grade level.
Specialized Experience is experience that equipped the applicant with the particular knowledge, skills, and abilities to perform successfully the duties of the position, and that is typically in or related to the work of the position to be filled.
NOTE: The incumbent of this position is required to read, understand, and speak English in order to read technical instructions and directives, prepare technical specifications, and participate in technical discussions.
